Shared Ownership is a U.K. Government backed scheme to help make buying your home more affordable. More and more people are finding they have been priced out of the area they live in due to rising house prices. The are many schemes available to you to help get you on the property ladder, but how do you know which one is right for you? The easiest way to find out is to speak to Helen for a detailed discussion about your current circumstances.

How does it work?

The scheme allows you to purchase between 10% and 75% (model 2021 – 2026) of the full market value of the property. You can use cash (deposit) and a mortgage to purchase your share of the property. You are able to have a 95% mortgage on the share of the the property you are purchasing so it means you do no need to have a huge deposit.

Model 2016 – 2021 properties have a minimum purchase amount of 25%.

You pay rent to the landlord for the remaining share on the property. The property will be a leasehold property as the landlord will own the freehold. There will be service charges and ground rent to pay to the landlord. Service charges are paid monthly, ground rent is usually charged annually.

Where To Find Properties

New properties are the main source of Shared Ownership properties. There are resales though as well (properties that have already been lived in).

To find out what properties are available near you, visit Help To Buy to find out your area and view the properties available.

You will also find some on Rightmove and Zoopla.

Sandra is a single mum in her 30s, in a private rental property and eager to get a foot on the property ladder to help build a more secure future for her and her daughter.

A month later she was back having found a property, a new build, that she was able to purchase under shared ownership.

She has purchased a 28% share in the property, has received a 5% gifted deposit from her mother and has successfully been given a 95% mortgage offer from a building society for the total of £46,550.

Her monthly mortgage payments and rental payments are less than her private rent payment of £600 a month.
